Rs 72 lakh for 30×40 site: BDA starts accepting applications for Karanth layout

Bengaluru: Karnataka Chief Minister D K Shivakumar on Monday formally announced the allotment of 2,815 sites to the general public in the Dr K Shivaram Karanth Layout, spread over 17 villages in the northern parts of Bengaluru. A 30×40 sq ft site in the layout will cost a whopping Rs 72 lakh, with the Bangalore Development Authority (BDA) fixing a selling price of Rs 6,000 per square foot, which is almost close to the prevailing market rate in the neighborhood. The BDA has started accepting applications from the public through the Seva Sindhu portal. In all, the 3,700-acre layout comprises a total of 24,714 sites. Of these, as many as 18,399 sites have been reserved for owners who parted with their land for the project way back in 2020-21. A total of 3,500 sites are reserved for revenue site holders. The balance 2,815 sites have been identified for the general public. The project has come at a cost of Rs 16,419.89 crore. Karnataka CM to hand over site allotment letters to landowners who surrendered properties for Karanth LayoutSpeaking after distributing site allotment letters to the landowners, Shivakumar hinted that it could be the last layout of the BDA, acknowledging difficulties in land acquisition. He also suggested the possibility of prioritising high-rise apartments in the coming days."Unlike private developers who form sites in 55% of the layout, the BDA has restricted sites within 42% of the total space. The remaining portion of the site has been earmarked for building wide roads, parks and civic amenity (CA) sites,” Shivakumar said, urging the landowners not to sell the sites. The price of these sites, he said, will further increase when the Bengaluru Business Corridor (BBC) comes up. "We have already started roadwork in the first phase. The balance stretches of the 74-km road will be taken up shortly," he said, adding that a farmer — who gave up one acre of land — would stand to earn Rs 5.74 crore today going by the compensatory sites measuring 9,583 square feet per acre. He also promised to construct a wall of gratitude in the layout inscribing names of all 3,200 farmers who gave their land for the project, which covers villages such as Harohalli, Avalahalli, Ramagondanahalli, Kempanahalli, Jarakabande Kaval, Doddabettahalli, Vaderahalli among others.
